As a result of client and consultant requests, Neo has diversified over the last three years into land division development.

This arm of the company has increased significantly with the demand and Neo now deliver 300+ allotments per year across the state.

Rivers Edge / View Subdivision

Neo commenced work on this new land division in 2019 and has since delivered eight stages of this new estate in the growing North of Adelaide. 

Importing of thousands of cubic metres of clean fill to elevate the allotments above flood plain levels was a key objective of this development. Working on several fronts at once was a catalyst to delivering the project on program honouring the client’s commitment to the land purchasers.

Rivers Edge / View Subdivision

Neo commenced work on this new land division in 2019 and has since delivered eight stages of this new estate in the growing North of Adelaide.

Woods Ridge Stage 4 Hindmarsh Island

Neo completed the final stage of the Woods Ridge development in 2024. This 67 allotments sub division positioned along the picturesque Murray river opposite the historic township of Goolwa.

The project features 12 community title allotments directly along the river with an 80 long private Jetty with power & water.

The scope of works included Bulk Earthworks, Stormwater including 2 basins with soakage trench to disperse the water, Electrical and NBN reticulation, potable water infrastructure and CWMS sewer network with a large pumping station, road pavements and kerbing.

Allenby Gardens Riverside Stage 2

After initial remediation works were completed on the project site in Allenby Gardens in 2021, Neo returned to site in late 2023 to complete the remaining subdivision works, whereby NEO successfully transformed an existing contaminated dump site into a brand new 34 lot subdivision in the heart of the Western suburbs of Adelaide.
 
A challenging project due to the sensitive environmental conditions, but also challenges were found in the installation of many over lapping services due to very tight space restrictions, as well as remediating additional contaminated material found in excavations.

Allenby Gardens Riverside Stage 2

This project, located on Stockyard Road in Two Wells, delivered 41 new allotments to service the increase in population in the area. 

Despite the many challenges of an unseasonably wet year and latent conditions, the project was delivered within 3 weeks of the original PC date. The scope of works included: Bulk Earthworks (nearly 60,000 tonnes of fill placed), Stormwater Infrastructure (including a large detention basin), Potable Water Infrastructure, Electrical and NBN reticulation, Retaining Walls & Fencing, and Road Pavements.

Neo has delivered to date five stages of this much sought after land division in the North of Adelaide. 

This project was unique to other land divisions as it included multiple decorative rock walls and other community appealing elements. This was a prime example of the incorporation of Neo’s recreational infrastructure expertise across other projects.

Being close to one of South Australia’s favourite coastlines, significant environmental elements formed part of the scope inclusive of large lined detention basins and various in-line pollution arrestors.

The site was originally purposed as a landfill in the 1900s and due to it’s prestigious location, the developer undertook to rehabilitate the area for housing. Working collaboratively with environmental scientists and consultants, Neo were tasked to rehabilitate the contaminated land and construct the overlaying infrastructure.
